Overview

Julie Lanteigne focuses her practice on commercial real estate, particularly commercial tenancy, providing services to both landlords and tenants, whether regarding office space, commercial centres or industrial properties.

Julie’s business knowledge and legal expertise, which includes litigation, as well as her previous experience as in-house counsel to one of Canada's major property owners and her experience as legal adviser for large property and real-estate managers, enable her to thoroughly understand the issues her clientele faces. She represents a vast array of clients as well as companies of all sizes operating in various industries such as retailers, restaurants, services, manufacturers, professional services, high technology and the media.

She advises clients throughout the life of a lease, from the initial negotiation of the letters of intent, leasing proposals and offers, to the remittance or repossession of the rented property at the end of the lease. Julie drafts, negotiates and concludes leases, as well as other related contracts such as restriction and servitude agreements, first right of refusal and exclusivity agreements and lease terminations or subleases. She interprets and provides opinions regarding conflicting clauses and proposes solutions to potentially litigious situations.

Moreover, Julie accompanies clients throughout the acquisition, sale and real estate development process. In addition to the preparation of contractual documentation, she assists them and provides counsel at every step of the transaction, including protecting confidentiality, environmental issues, due diligence, choosing experts and defining their mandate, as well as the closing. She also handles the due diligence of leases for all types of properties in view of their acquisition.
